Leaking Air Conditioning Unit Causing Water Damage in Charlottesville Home?

I had no idea running my air conditioning unit with my windows open could cause water damage! I found out the hard way when I looked up and noticed a water stain spreading on my ceiling. I called the local Charlottesville team, and they traced the water leak to a clogged air conditioner condensation drain line. The technicians cleaned the line and replaced the damaged ceiling drywall. They also showed me how to check for water leaks from my air conditioning unit when it rains.

Internal Drain

If the air conditioning unit has an internal drain, ensure the pipe size is adequate and the water is running and flowing freely to handle a high volume of water.

Caulking of Air Conditioning Unit Sleeve: Look for any gaps, cracks, or other damage that indicates improper caulking around the edge of the sleeve to the exterior of the building. This increases vulnerability to water entry.

Orientation: Tilting the air conditioning unit sleeves slightly (two degrees) towards the exterior wall can significantly reduce the water’s entry.

Weather Stripping: Proper weather stripping between the air conditioning unit and the sleeve can prevent water from entering.
